2026 Residents Association Fees

Greetings to the wonderful residents of the Orchards! We hope you are well; we’re so grateful to be part of such a kind and supportive community.  For those who have recently purchased a home in the Orchards, welcome to the community!

As the new fiscal year is upon us, this article contains the official ORA 2026 Annual Fee information as sent to all homeowners.

The ORA is a not-for-profit organization that manages assets owned by the Association for the benefit of all Orchards residents. To ensure that annual payments are made as outlined in the Articles of Association, a legal *encumbrance is registered on the title of every property within The Orchards in favor of the ORA. Membership in the Orchards Residents Association is automatic with the purchase of a home in The Orchards. The payment of dues, which are reviewed and established annually, is administered by a Board of Directors made up of Brookfield Residential and resident representatives.

*The legal encumbrance amount for each property is $550.00 per year and is subject to an annual adjustment by percentage increase, if any, of the Consumer Price Index (CPI) “All items” and GST.

Annual fees for 2026 are $432.38 plus GST, $454.00 (including GST).

Your Membership Benefits include services such as:

  • Enhanced treatments throughout the community (seasonal lights, entry features, and more).
  • Discounted registered programming for all ages and interests, plus “value-added” programs
  • Discounted facility rentals
  • Participation in community special events

 Membership also permits the use of all ORA amenities:

  • The Club House facility
  • Community Tool Shed
  • Hockey rink
  • Pleasure skating rink
  • Basketball courts and ball hockey
  • Splash park
  • Bike rentals
  • Tennis and Pickleball courts
  • Toboggan Hill

Fees can be paid via Interac e-Transfer, online, over the phone, or in person at the Clubhouse. To pay your fees via Interac e-transfer, email feepayments@orchardsra.ca (please include your name and property address in the message). Although ORA annual fees are considered due on the first day of the fiscal year (January 1, 2026), residents have a 30-day grace period to settle their accounts.  Accounts paid on or after February 1, 2026, are subject to interest charges of prime plus 5% per annum and other charges related to the collections of these fees.  On April 1, 2026, outstanding accounts will be handed over to The Orchards Residents’ Association’s legal counsel, Field LLP, for collections. Payments at this point will no longer be accepted by the ORA.

Orchards Residents Association annual fee invoices are available on your ORA account. There is an incentive of a $300 CO-OP Grocery Gift Card draw for anyone who pays their fees in full by the end of the day on November 30, 2025. PLUS Pay using Interac E-Transfer and get a bonus entry into the draw.
